THIS WEEK'S AI IDEAS 💡
The House Manual Maker
Airbnb has more than 5.5 million hosts, and almost all of them answer the same guest questions over and over. What's the Wi Fi password? How does the TV work? Which bin is recycling?
The AI 80%: The host sends the listing, a few photos, and whatever notes they've got. AI turns it into a friendly house manual with check in steps, how to use each appliance, local favorites, and checkout rules, plus a short welcome message they can send before every stay.
Start with this prompt: “Here's my rental listing and my notes for guests. Turn them into a friendly house manual. Start with a one page quick guide: address, Wi Fi, door code placeholder, parking, and checkout time. Then add sections for check in, each appliance, house rules, trash and recycling, and five local spots we love. Keep sentences short and warm. Mark anything you're guessing with [CHECK] so I can confirm it.”
The pricing: Around $150 for a full manual plus a printed copy for the kitchen counter, then $40 for updates when something changes. Hosts with more than one place usually want one for each.
YOUR 20% 🎯
1. Walk through it. Ask for a 20 minute video call around the place. The things guests trip over never make it into the notes.
2. Print it nicely. A clean binder or one laminated page on the fridge is what makes it feel worth paying for.
3. Ask for a referral. Hosts know other hosts. Local host groups on Facebook are full of them.
Total time: About 2 hours per manual.

Service Money: The Meeting Minutes Taker
There were about 373,000 community associations in the U.S. at the end of 2025, home to 78.1 million people, according to the Foundation for Community Association Research. Every one of those boards holds meetings, and somebody has to write up what was decided.
The AI 80%: With the board's OK, you take rough notes or record the meeting. AI turns them into clean minutes with every motion, who voted how, action items, and deadlines, in the format the board already uses.
Start with this prompt: “Here are my rough notes from a homeowners association board meeting. Turn them into formal meeting minutes. Include the date, who attended, each motion with who made it, who seconded it, and the vote, plus a list of action items with owners and due dates. Don't add anything that isn't in my notes. Flag anything unclear with [CHECK].”
The pricing: Around $75 a meeting for a small HOA board, a little more if you attend in person. Most boards meet monthly or quarterly, so two or three boards is steady work.
YOUR 20% 🎯
1. Start with your own HOA. Offer to take the minutes for free at one meeting. Board members talk to other boards.
2. Get the template. Ask for last year's approved minutes and match the format exactly.
3. Send within two days. Fast, clean minutes are what get you asked back.
Total time: About 1 hour per meeting after it ends.

Shelf Money: The Notion Template Shop
Notion is a free app people use to organize notes, budgets, and to do lists, and plenty of them would rather buy a ready made setup than build one. Jason Chin, who goes by Easlo online, told Business Insider he made $239,000 in template sales in 2022, and Insider verified it.
The AI 80%: AI plans the pages, writes the instructions and sample entries, and drafts the listing. You build it in Notion, which is clicking, not coding.
Start with this prompt: “I want to sell a Notion template for [who it's for, like busy parents or new dog owners]. Plan the pages and databases it needs, the properties for each database, and five sample entries. Write a short how to use it guide in plain words. Then write a Gumroad product description with a catchy name and five bullet points.”
The math: Easlo's cheaper templates sold for $20 to $40 and made up nearly half his business. You don't need his audience to start. Ten sales a month at $15 is $150, before fees, for something you build once.
YOUR 20% 🎯
1. Build it for yourself first. Use it for two weeks. The fixes you make are what buyers pay for.
2. Pick a narrow buyer. A budget for teachers is easier to sell than a budget for everyone.
3. Give a small one away. A free mini version on Gumroad brings in emails you can tell about the full one.
Total time: About a weekend to build, then a few minutes a week.

The Shortcut: One Prompt, Your Google Business Description
Google says customers are 2.7 times more likely to consider a business reputable when its Business Profile is complete, and 70% more likely to visit. Plenty of local shops still leave the description box blank or write one line.
The AI 80%: AI writes a description that fits Google's 750 character limit, sounds like a real person, and says what you do, where, and who it's for.
Start with this prompt: “Write a Google Business Profile description for my business. Name: [name]. What we do: [services]. Where: [town and neighborhood]. Who we help: [customers]. What makes us different: [one or two things]. Keep it under 750 characters, friendly and plain, no hype words, no links or phone numbers. Give me two versions.”
The pricing: Free for your own business. Or offer it to local shops for $50, and $100 if you also add their photos and hours.
YOUR 20% 🎯
1. Read what's there. Search the business on Google Maps and read the current description first.
2. Ask one question. What do customers always say they love? Put that in the first line.
3. Paste it in. Owners edit it from their Business Profile. It can take a little while to show up.
Total time: About 15 minutes.

THE 2AM IDEA 🌙

Rules Referee. For $2, the family stuck in the middle of a board game snaps a photo of the rulebook page, types the question everyone's arguing about, and gets back a plain answer with the exact rule it came from. 🎲
Why it might actually work: Game night arguments are a tradition in a lot of homes. Two dollars to settle it and get back to playing is an easy tap, and every new game comes with a new rulebook.
The AI 80%: AI reads the rulebook photo, finds the part that answers the question, and explains it in a sentence or two, quoting the rule so nobody can argue.
YOUR 20% 🎯
1. Test ten games. Try it on the rulebooks you already own and note where the answers go wrong.
2. Always quote the rule. Show the exact line from the book so anyone can check the answer.
3. Start at game night. Local game cafes and board game groups are your first customers.
Total time: A few weekends to test.
